Broxholm Road to close temporarily

Thames Water are closing sections of Broxholm Road from January to March 2021 to install new water mains.

Their plan is to start by closing the section from Leigham Court Road to Glennie Road between the  25th January and 14th February. Residents in this section will have to park nearby whilst the road is closed. Due to delivery delays in Royal Mail post, Thames Water slipped the start date by one week to 25th January.  See Thames Water letter [pdf] delivered to residents this week.

Over the next couple of months Broxholm Road will be closed to traffic in short sections, one section at a time.

These works are part of  a programme of water mains replacements by Thames Water  in most of the roads  centred around  Royal Circus.

Other local roads in the programme should be wide enough to allow for one lane to be kept open controlled by traffic lights.

Additional road works in the neighbourhood will cause more disruption.

  1. Gas mains are being replaced , starting with Ullswater Road  – see our post dated 10/1/21.
  2. Leigham Court Road will be closed for two days at its junction with Streatham High Road on 3rd & 4th February. The 417 bus will be on long diversion via the main roads.

Primary school for 3 & 4 year olds

Starting reception class in school in September 2021? A birth date between 1/9/2016 and 31/8/2017?

The deadline for parents to choose their preferred primary school for their 3 or 4 year old is Friday 15th January. Online application forms and detailed information about Lambeth schools is here.

The applications must include copies of documents proving the parent’s and the child’s address and the child’s birth date. For families needing advice contact the Admissions team on 020 7926 9503 option 2 during office hours. To use a computer for online forms and for  printing, scanning and photocopying try your local library. Telephone 020 7926 0750 to book a 2 hour time slot first.  You will need a library membership card but if you haven’t got one just ask for a temporary one.

If you miss the deadline you can apply again in April.

GNK on Norwood High St

GNK is a builders merchants at 80 Norwood High St SE27 9NW and due to its growing success has become too big for the limited size of its current site.
Local residents and Lambeth council have been concerned at the impact on pedestrian safety and traffic on Norwood High St due to the way vehicles enter & leave the premises. Excessive parking on Norwood High St itself often reduces this busy B232 road to one lane of traffic at many times of the working day.

Over the years the council tried to get GNK to implement the conditions of their original planning permission 10/02101 which do not permit reversing out of the site nor parking on the Norwood High St. Customers and delivery trucks are required to park off-road & on the site and turn and leave the site in forward gear.

In July 2020 the council refused GNK planning application 20/01734 to remove the condition preventing vehicles reversing into Norwood Rd. GNK have now appealed the council’s refusal to the independent Planning Inspector.  To comment on the appeal (make a representation) go to:

No symptom covid-19 testing

Testing site prepared in Brockwell Park

Free rapid ‘lateral flow test’ are available from Monday 4th January  at Lambeth Town Hall SW2 1RW for adults who live or work in  Lambeth and who may have Covid-19 but have no  symptoms. The result is texted or emailed to you the same day.

You must book an appointment in advance and provide contact details including an email address and mobile phone number. Book here. More rapid testing sites in marquees will open soon in Brockwell Park and Blenheim Gardens.

There are local testing sites for people who have any covid-19 symptoms (a fever, a new continuous cough,  loss or change in sense of smell or taste). Curnicks Lane

Planned flats

Developers have submitted another planning application to build seven bedsits and three 1-bed flats on the former workshops in Curnicks Lane SE27 0UT between Chapel Rd and Linton Grove.

You can see the plans & comment by inputting ref 20/04185/P20 at the Lambeth Planning portal. Deadline for comments is Wednesday 6th January.

This planning application is being made under the new brownfield site rules.

To be eligible for the new rules the site must previously have been in use as Class B1 (office, research or light industrial). Last month the developers submitted planning application 20/03846 to prove to the council that the last use of this site was light industrial (B1c).

The government is continuing to cut back on planning rules and give the council and  local people less say over developers plans. This is one of the first planning applications in Lambeth made under the new brownfield site permitted development rights. If the developers submitted a standard planning application they would have to meet Lambeth’s agreed policies on minimum size of homes, children’s play space etc.

A slot machine centre for West Norwood?

Admiral are in the slot machine business and  have applied for planning permission to turn the empty Ladbrokes betting shop, on the one-way system at Tulse Hill, into an “adult gaming centre” for over-18s.

Both betting shops & adult gaming have the same planning use – “sui generis” –  so there is no change of use.

What the planning decision will take into account is matters such as: an active shop front adding to the vibrancy of the area around Tulse Hill train station; any impact on transport;  any impact on crime & anti-social behaviour; any impact on “amenity” or character of the area and immediate neighbours.

To comment on this application before the decision is made please go online to the Lambeth Planning portal and use ref 20/02984  for 172-176 Norwood Rd SE27 9AZ. The decision is due to be made at the end of December.

Over 20% of the adult gaming centres in the UK are part of Luxury Leisure Talarius which uses the Admiral brand. Admiral say they offer the ultimate gaming experience, showcasing the best casino and classic slot games available on both the most technologically advanced slot machines and traditional “fruit machines.”

Local Labour councillors from Thurlow Park ward have already objected to Admiral’s planning application.

If Admiral get the go-ahead they will also need to advertise when they apply for a gambling license.  This licensing process gives local people 28 days to comment.

37 Hainthorpe Rd – 1 Dodbrook Rd Developer appeals planning refusal

Dodbrooke – Hainthorpe corner

Developers were refused planning permission by Lambeth council to demolish the building at the corner of Hainthorpe Road SE27 0PL and Dodbrooke Rd and build a block 8 flats and 5-bedroom house.

The developer has asked the Independent Planning Inspector to review this decision.

To comment on the developer’s appeal you must submit comments or “representations” to the Planning Inspectorate  by 5pm on Wednesday 2nd December. Log into the planning inspectorate website at https://acp.planninginspectorate.gov.uk and then search for the case using reference number 3259238.

A planning application for 4 flats and a detached 4-bed house was approved in 2018 for the same site.

What happens to our rubbish?

The waste in our bins is collected by Lambeth council and taken to Smugglers Wharf SW8 and processed for reuse, recycling or for turning into energy.

The next virtual tours ( on Zoom) of the plant at Smugglers Wharf are on Thursday 26th  Nov at 1pm and Wednesday 2nd Dec at 6pm . This is a chance to see how our rubbish is processed and put to further use.

Parks survey

Every year the council asks residents what they think about our local parks. During 2020 lockdown and social distancing parks have been the best place for exercise, relaxation and the place to meet friends and family.

Black History month 2020

October is Black History month and this year Lambeth Libraries have drawn up a brilliant programme of mainly online activities.

There is something for everyone in the programme – just check out the brochure and book the sessions in advance that you want to attend here.
