Developers have submitted a formal planning application for 51 new homes and a new office block off Lansdowne Hill to replace the derelict ex-laundry building. The plans show the housing block as 6-7 storeys high and the office block as 4 storeys. There are 5 parking spaces. And two new stepped footpaths into York Hill estate. The new scheme includes 20% affordable housing: five 3-bedroom homes at social rent and four 1or2-bedroom homes at intermediate rent.

The council is proposing some changes to the park beside the leisure centre: fencing off the children’s play area to keep out dogs, bringing back meadow flower beds and a new shrub flower bed.

Saturday 3rd March is a chance to see private developer’s plans for blocks of 100’s of flats at Knollys Goods Yard. An earlier exhibition took place in December and local councillors have asked the developers to provide a model of their plans at Saturday’s event. It is at The Railway pub SE27 9BW between 11am and 3pm . Free refreshments will be available.

Kentucky Fried Chicken have won planning permission to open a restaurant seating 30 people and a takeaway at 489-491 Norwood Road SE27 9DJ beside Ardarshi chemist. The Independent Planning Inspector has overruled Lambeth council and approved the planning application decision including opening hours to 3am on Fridays & Saturday night.
KFC is one of the most popular fast food chains in the UK with about 900 stores. It was forced to close over half its branches this month due to problems with chicken distributor. See: Guardian article
KFC closed its smaller premises at 527 Norwood Road about a year ago.

West Norwood has had a KFC for some years at 527 Norwood Road SE27 9DL which closed at the beginning of February. These new premises will be much bigger allowing for up to 30 customers to eat in the restaurant at any one time as well as serving takeaway hot food.

Developers want to build a new car-free “urban village” of over 500 homes to rent in West Norwood on a site with only one entrance – from Knollys Road.
They have already submitted a planning application to tunnel under the railway line at Knollys Road by Cameron Place. The developers are now talking about a foot bridge 10 metres high at the Leigham Vale end of the site.
Constructing tunnels & bridges is very costly and means the new high density “village” is unlikely to meet Lambeth council’s target of 40% affordable homes.. The developers want to include some business space and make the whole site vehicle free.

The private sector developers have employed a PR company which is claiming that a waste or recycling facility, industrial estate or haulage depot could be opened at Knollys Yard. Lambeth Council has no plans to do this.
The Network Rail owned site, located between three raised railway tracks, is currently used by scaffolding companies. The council is reviewing its planning policies, known as the Lambeth Local Plan and is considering whether to extend its policy of protecting existing employment sites (known as Key Industrial & Business Areas – KIBAs). Contrary to the claims on the PR company campaign, a KIBA does not mean that the site would be occupied by heavy industries. Of course any proposal for significant new business or industrial development at Knollys Goods Yard would require planning permission, full public consultation, and detailed analysis of the impact on traffic and neighbours.

There is increased interest from the private sector to invest in West Norwood. A public meeting is taking place at 7.30pm on Tuesday 28th November at the Salvation Army SE27 9AW for local people to discuss the latest plans including :
Norwood Road between Lansdowne Hill & York Hill and the old Laundry site; Knollys Goods Yard; Chapel Rd/Knights Hill corner & Norwood High Street.

Developers have plans to build a new village on Network Rail’s site at Knollys Goods yard off Knollys Road close to Cameron Place SW16 2HQ. They are giving local people a chance to see their proposals between 11am and 3pm on Saturday 2nd December at the Salvation Army, 248 Norwood Road SE27 0AW . Their ambitious plans include 500 homes at market rents, workspaces and a new footbridge to Leigham Vale.
